During the lease, a landlord's renovation responsibility is based on the terms in the tenancy agreement, and normally includes doors, windows, air-conditioners, water heaters, electrical appliances, plumbing, electrical apparatus, water apparatus, gas apparatus, flooring and any structural parts of the premises.
 
However, this applies only to circumstances in which damages are caused due to no fault of the tenant.
